Abstract

Buildings are constructed to meet users’ needs and desires. In order to ensure satisfaction of the occupants and users of the building, a completed building must be able to perform well. This research determines whether the occupants and users of buildings and facilities in the Main Campus UTeM are satisfied with overall maintenance performance. The purpose of this research is to develop maintenance improvement framework for Pejabat Pembangunan UTeM. The objectives of this research are to identify the current performance of maintenance works by Pejabat Pembangunan UTeM, to study the levels of satisfaction of occupants and users of the building and facilities in the Main Campus UTeM in terms of building elements, services, and environment and to develop maintenance improvement framework at Pejabat Pembangunan UTeM. Data were obtained from Pejabat Pembangunan UTeM and structured questionnaire from the occupants and users of the building and facilities which are students and staff in the Main Campus UTeM. A survey of 161 respondents in five building in the Main Campus UTeM was conducted in this research. Descriptive statistics was applied to analyze the data. The software used to analyze the data is Statistical Package for the Social Sciences (SPSS) and Microsoft Excel 2016. Results showed that the achieved maintenance work that has been solved by Pejabat Pembangunan UTeM from 2017 to April 2018. A mean satisfaction score of 3.6494 was observed, indicating that the respondents were generally satisfied with building elements, services and environment of building. The research highlights critical services where attention needed to improve the maintenance works for Pejabat Pembangunan UTeM. The success initiatives of maintenance improvement and suggestion to improve maintenance works performance has stated in maintenance improvement framework.
